When the right home isn't for sale, the right relationships can create an opportunity.
For most buyers, the home search starts online.
Zillow, Realtor.com and other major real estate websites make it easy to see thousands of homes currently listed for sale. Most of those listings originate through the MLS, the professional database real estate agents use to list and share properties. From there, listings are typically syndicated to consumer facing websites.
But there is another layer of the real estate market that you won't necessarily find by refreshing Zillow.
Off Market Properties
Two recent off market sales involving Rannie Huang-Greer, 16740 Calle Montana and Entrada De Luz W, are prime examples of how experienced agents with deep rooted relationships, combined with the collaborative structure of a boutique brokerage, can uncover opportunities that were never publicly available for sale.
In both cases, the buyers were searching for something specific. The homes publicly available were not producing the right fit.
So, the search moved beyond the MLS.
16740 Calle Montana
At 16740 Calle Montana, an agent within Luxury Coast Group, Barry Estates was working with a buyer searching for a very specific type of property.
Rather than looking exclusively at active listings, Rannie Huang-Greer and Susie Mikolajewski considered properties and homeowners within their own network and identified Calle Montana as a potential match.
There was one major obstacle: the property wasn't for sale.
Because Rannie and Susie had an established relationship with the homeowners, they were able to reach out directly and present a legitimate opportunity rather than make an unsolicited cold call.
The homeowners were receptive to a private showing. The property aligned with what the buyer had been searching for, conversations progressed, and a successful off market transaction came together without the home ever needing a traditional public launch.
The result was a $9,500,000 sale at $1,368 per square foot, setting a new record for the highest price per square foot ever recorded for a home sale in Artesian. The price per square foot was also approximately 38% higher than the broader 92127 $5M+ market average, underscoring the strength of the transaction even without a traditional public listing.
Entrada De Luz W
The transaction of Entrada De Luz followed a remarkably similar path.
An agent within the brokerage had a buyer with specific requirements, but nothing publicly available was checking the right boxes.
Rannie knew of a property that could.
She was familiar with a home in Santaluz through a sale years earlier and recognized that it could be an excellent match for the buyer's search. The home wasn't listed for sale, but an existing relationship gave her the ability to start a conversation.
The homeowners were approached privately and were open to showing the property.
The buyer saw the home. The opportunity made sense. And another property that couldn't be found on Zillow became a successful off market transaction.
Two properties. Two buyers. Two transactions created outside of the traditional market.
What's For Sale Isn't Always Everything That's Available
These transactions highlight an important distinction, particularly in luxury real estate:
Public inventory and potential inventory are not always the same thing.
Zillow and the MLS can show you what homeowners have actively decided to put on the market. They cannot show you every homeowner who might consider selling if the right buyer, price and circumstances presented themselves.
Accessing that potential inventory requires more than a property search.
It requires an agent who knows the market beyond today's active listings. Someone who remembers the homes they toured, represented or sold years ago. Someone who has stayed connected with past clients and homeowners and has built enough trust to make a call when an unexpected opportunity arises.
That is why choosing the right agent matters.
Why the Right Agent and the Right Boutique Brokerage Matter
An agent's relationships can open the first door. The right brokerage can dramatically expand how many doors there are to knock on.
At a collaborative boutique brokerage like Luxury Coast Group, Barry Estates, agents are able to communicate closely about active buyer needs, properties they know, past clients and potential opportunities.
That creates a much larger network than any one agent could build alone.
One agent may have the buyer, another may know the homeowner, and someone else may have sold the property years earlier. Because those agents are actively communicating and looking for opportunities for one another's clients, a connection can be made that might never happen otherwise.
But the brokerage is only part of the equation.
The agent still needs the relationships.
Off market opportunities often depend on years of credibility, follow through and staying connected long after a transaction closes. When an agent reaches out to a homeowner who isn't actively considering a sale, the relationship behind that phone call matters.
It is the combination of deep rooted agent relationships and a highly connected boutique brokerage that can turn a seemingly unavailable property into a real opportunity.
Relationships Create Inventory
The sales of 16740 Calle Montana and 8024 Entrada De Luz demonstrate what can happen when agents look beyond what is immediately available.
Neither property was actively for sale. Yet through an understanding of what their buyers needed, knowledge of the local housing inventory and longstanding relationships with homeowners, two opportunities were identified and successfully brought together.
For buyers, this type of approach can significantly expand the scope of a home search. For homeowners, it can create an opportunity to consider a serious buyer privately and on their own terms.
In a competitive luxury market, sometimes the difference isn't finding the right listing. It's knowing where to look before there is a listing.
