“Del Mar” is made up of several distinctive neighborhoods — Olde Del Mar, Del Mar Terrace, Del Mar Heights, the Beach Colony, and Rural Del Mar — each with its own character, lifestyle, and zoning details. After decades of living and working in the area, I always enjoy helping people understand the differences.

Today, we’re highlighting Del Mar Terrace, one of Del Mar’s most unique and quietly coveted neighborhoods.

 

Del Mar Terrace: Coastal Hillside Living at Its Best

Tucked into the southernmost corner of Del Mar, Del Mar Terrace blends mid-century coastal history with modern architecture, dramatic scenery, and a relaxed neighborhood feel. Originally developed in the mid-20th century as a small artists’ enclave, the Terrace has evolved into a charming hillside community defined by panoramic ocean and lagoon views, walkability, and deep connection to nature.

 

A Brief History of Del Mar Terrace

Development began in the 1950s and 1960s, as Del Mar’s early growth expanded south and east. Builders took advantage of the steep coastal topography above Los Peñasquitos Lagoon, creating winding, intimate streets that follow the land’s natural curves — most notably Via Grimaldi and Via Latina, known locally as “the loop.” Below them, streets like Via Esperia, Via Felino, and Via Pisa offer equally charming hillside living.

The neighborhood is uniquely intertwined with an extension of Torrey Pines State Reserve, giving residents direct access to preserved nature, wildlife, and breathtaking open space.   • Stairs and elevation: Multi-level layouts are common, and homes without elevators require more stair-climbing.

For most homeowners, the views, privacy, and peaceful atmosphere make any tradeoffs well worth it.

Despite its tucked-away feel, Del Mar Terrace offers incredible convenience:

  • Walkable access to Torrey Pines Beach

  • Immediate access to hiking trails in Torrey Pines State Reserve

  • Close to popular restaurants along Carmel Valley Road

  • A quick connection to Interstate 5 — just blocks away, yet without freeway noise
