Del Mar Market Update

Curious where the Del Mar market is headed? You're in the right place. As we move further into summer, Del Mar's detached home market continues to demonstrate resilience. Inventory remains historically low, yet buyer demand has stayed strong, creating an environment where well-priced homes continue to command significant attention.

June at a Glance: Detached Homes

June brought encouraging signs for Del Mar homeowners:

  • 18 new detached listings came to market, up 28.6% from last June.
  • Pending sales jumped 366.7%, with 14 homes going under contract, showing buyers remain active despite limited inventory.
  • Closed sales increased 240%, rising from 5 homes last June to 17 this year.
  • The median sales price climbed to $3,950,000, a 5.5% increase year over year.
  • Homes sold for an average of 97.8% of their list price, reflecting continued buyer confidence.
  • Most notably, inventory dropped 43.1%, leaving just 37 detached homes available compared to 65 a year ago. Months of inventory also fell from 7.6 months to just 3.7 months, reinforcing the ongoing supply shortage.

Year-to-Date Performance

While Del Mar has experienced its own unique market trends, the broader San Diego County market is telling a similar story. Looking at countywide year-to-date data through the first half of 2026, buyer activity has strengthened while the number of new listings has remained relatively flat compared to last year.

San Diego County Year-to-Date:

  • Pending sales are up 15.5%.
  • Closed sales have increased 1.8%.
  • Median sales price has risen 4.9% to $3.46 million.
  • Average sales price is up 12.1%, approaching $4.7 million.

The Del Mar market continues to favor sellers, particularly in desirable neighborhoods and competitive price points.

With inventory remaining exceptionally limited, buyers often find themselves competing for the same properties, resulting in multiple-offer situations on homes that are priced and presented well. While buyers still have opportunities, success often comes down to preparation, financing, and acting quickly when the right property becomes available.
