Santaluz is one of the few places in San Diego where you can live behind the gates on a private golf course and still have miles of open hillside out your back door. It sits in the hills just east of Rancho Santa Fe, about 20 minutes from the beach. Whether you are relocating, moving up, or looking for a second home, this guide covers the homes, prices, the Santaluz Club, schools and what to know before you make an offer.
Why People Choose Santaluz
- Privacy and space: A gated community of about 850 homes spread across roughly 3,800 acres, much of it left as natural open space.
- Golf at home: A private 18-hole championship course designed by Rees Jones runs through the community, and it recently completed a nine-month renovation.
- Amenities without the attitude: Santaluz has some of the best amenities of any gated community in North County, paired with a relaxed, welcoming club culture that is anything but pretentious.
- Miles of trails: More than 25 miles of groomed trails wind through native, drought-tolerant landscaping, and Black Mountain Open Space Park is minutes away.
- Room to grow: Large lots, many single-level homes and plenty of space for pools, guest casitas and outdoor living.
- Close to everything that matters: The Village of Rancho Santa Fe, Del Mar and the coast are a short drive west.
Homes and Architecture
Santaluz was planned around early California ranch architecture from the 1920s and 1930s, so much of the community has a consistent Spanish, Mediterranean and California Ranch look. Many homes are single-level, and custom builds are common. Newer construction is rare behind the gates, and a few recent homes take a more modern direction with steel and glass, warm wood and clean lines.
Buyers will find:
- Estate homes: Custom residences on larger lots, often with golf course, canyon or hillside views.
- Village homes: Smaller homes and lots closer to the Village Green and the Hacienda.
- Golf course homes: Homes along the fairways, prized for views and easy access to the Club.
Unlike many larger master-planned communities, Santaluz is not divided into distinct neighborhoods behind the gates. It reads as one community, and the differences come down to the home itself: lot size, views, and how close it sits to the golf course or the Village Green.
What Homes Cost in Santaluz
Santaluz prices run from the mid $2 millions for smaller homes up to about $10 million for the largest estates. As of late October 2026, the median asking price is around $4 million, and asking prices have averaged close to $1,000 per square foot. Homes have been taking about four months to sell on average, which gives buyers some room to negotiate.
Prices change month to month, so ask for recent sales on the specific streets you are considering.
The Santaluz Club
The Santaluz Club is a private club inside the community. Membership is optional: you do not need to join the Club to own a home in Santaluz. One thing that surprises buyers is that owning a home does not include access to the Hacienda, the community's pool and fitness center. That requires a membership too.
- Golf: The 18-hole Rees Jones course, newly renovated, plus a golf shop and practice facilities.
- Clubhouse and Spa: Formal dining, lounges and a full-service spa.
- The Hacienda: A resort-style pool, fitness center and gym, plus pickleball and tennis courts, next to the 11-acre Village Green.
- Family programs: Camp Santaluz runs programs for members' kids ages 4 to 12.
There are three membership tiers:
- Golf: Full access to everything the Club offers, including golf, the spa, formal dining and the Hacienda.
- Spa: Everything except golf privileges.
- Hacienda: Available only to homeowners inside the gates. Includes the Hacienda pool, fitness center and gym, and pickleball and tennis, but not the spa, golf or the formal restaurant.

Schools
Santaluz is served by Poway Unified School District, an award-winning district and one of the most sought-after in the county. Private options in the area include several schools in Rancho Santa Fe and Carmel Valley.
School boundaries are set by address and can change, so confirm attendance areas directly with Poway Unified before you buy.
What Buyers Should Know Before Making an Offer
HOA and Club are separate. Expect monthly HOA dues for the community, separate from any Club membership dues or initiation fees. Ask for the current HOA budget and rules early in escrow.
Mello-Roos special taxes. Santaluz is part of a City of San Diego Community Facilities District, so most homes pay a special tax on top of regular property taxes. Check the current property tax bill for the exact amount.
Architectural review. The community's architectural review committee oversees changes to home exteriors, so remodels, additions and exterior modifications need its approval. Plan for that timeline if you are buying a home to renovate.
Insurance and fire risk. Like much of inland North County, Santaluz backs to open hillside. Get homeowners insurance quotes early in escrow.
Location and Getting Around
Santaluz sits in the 92127 ZIP code in the City of San Diego, bordered by Black Mountain Ranch, Fairbanks Ranch and Rancho Peñasquitos. Interstate 15 and State Route 56 are both close by.
- Shopping and dining: Del Sur Village, 4S Ranch Commons, Del Rayo Village and the Village of Rancho Santa Fe.
- Beaches: Del Mar and Solana Beach are about 20 minutes west.
- Airport: San Diego International is roughly 30 to 35 minutes away, depending on traffic.
Now Available: 7555 Northern Lights
New construction behind the Santaluz gates is rare. 7555 Northern Lights, built in 2023, is one of only a handful of new homes ever offered here, and it takes a modern point of view: steel-framed glass walls, warm wood tones and vaulted shiplap ceilings.
- Offered at: $8,995,000
- Size: 7 bedrooms, 8 baths, 8,293 square feet on 1.85 acres
- Single-level living: Five bedrooms, an office and the primary suite on the main level, plus a two-bedroom guest casita above the garage
- Built for golf: A private chipping and putting green with three tee boxes, plus a wood-paneled Full Swing golf simulator room
- Outdoor living: Pool and spa, built-in bar, outdoor kitchen and fire pit, at the end of a quiet cul-de-sac backing to open hillside
Insider Tips from Chris
I don't just sell a lot of homes in Santaluz. I've also been an active golf member at the Santaluz Club for six years. Here are a few things you only learn from spending real time here:
- The name says it all. Santaluz means "sacred light." When the sun gets low, the way it hits the rolling hills, the golf course and the canyons is truly magical.
- Don't miss the Summer Celebration. The Fourth of July party is the best event of the year and the Club's signature night, drawing 4,000 to 5,000 guests.
- Best views: Some of the best views in Santaluz are on the back nine, especially from the 10th tee box.
- My favorite hole: #7, a nice long par 4 that typically plays with a helping wind. Bombs away!
- Dinner spot: Rosina's, the Italian restaurant just outside the gates, is a Santaluz favorite.
- A personal one: I met my wife thanks to an intra-club golf tournament at Santaluz. This community has a way of becoming more than an address.
