“Del Mar” is made up of several distinct enclaves — Olde Del Mar, Del Mar Terrace, Del Mar Heights, the Beach Colony, and Rural Del Mar — each with its own character, zoning nuances, and lifestyle advantages. Del Mar Heights is a sought-after coastal neighborhood just west of I-5 and tucked behind Olde Del Mar. It includes two top-rated elementary schools — Del Mar Heights School and Del Mar Hills Academy — and offers easy access to dining, hiking, and shopping.
Although the neighborhood falls within the City of San Diego, it carries the 92014 zip code and “Del Mar” designation. That coastal identity and west-of-the-freeway location are major draws for residents.
At the heart of the community is Beachside Del Mar, a convenient shopping center anchored by Vons, CVS, Starbucks, and several popular restaurants and boutique shops. From most homes in Del Mar Heights, you’re just minutes from Torrey Pines State Reserve, the Del Mar Village, and Del Mar Beach.
The location also offers unbeatable proximity to major employment hubs. UC San Diego, San Diego’s biotech corridor, Qualcomm, and numerous tech companies are only a few miles south. To the east, you’ll find clusters of law firms, financial offices, and commercial centers. And with immediate access to I-5, nearly all of San Diego is easily reachable.
A Brief History
Much of Del Mar Heights was once open space. When the area — then called North City West — was proposed for development in the 1960s and 1970s, it faced strong opposition from residents concerned about traffic and density. Eventually, voters approved its creation as part of the post-war push for new coastal housing.
A key requirement of approval was that infrastructure be built first. As a result, the neighborhood benefited from well-planned streets, parks, schools, and shopping — thoughtful design that continues to make Del Mar Heights highly livable today.
